Public Hearing - Planning and Zoning Commision
The Bellaire City Council will conduct a Public Hearing on proposed amendments to the Code of Ordinances, Chapter 24, Planning and Zoning Regulations, on Monday, February 24, 2014, at 6:00 PM in the Council Chamber at City Hall, 7008 South Rice Avenue.  Notice of the public hearing and a list of affected addresses may be viewed here: Notification Information.

Notices of the Public Hearing were mailed to all property owners of affected addresses within the areas proposed specifically for rezoning and to those owners of property located within 200 feet of the targeted areas.

Proposed Amendments
The focus of the proposed amendments to the Zoning Ordinance is the creation of two new zoning districts: Urban Village - Downtown (UVD) and Commercial Mixed-Use.  These districts are planned to replace the existing:

  • City Center Districts 1 and 2, and
  • Residential Commercial Mixed-Use 1, 2, and 3

Additionally, other sections within the Zoning Ordinance will be modified to bring them into agreement with the new districts.  These topics include:

  • Site Plan Review; and
  • Landscaping, Screening, and Buffering

Zoning Map Amendments

With the replacement of several zoning districts, the City's Official Zoning Map will need to be updated as well.  Additionally, several residential areas that are currently zoned for mixed-use development are recommended for rezoning to strictly residential zoning.
